We are looking for a Business Developer for our team in Luxembourg.

We assist our clients as a consultant and general contractor and offer a full turnkey service to companies wanting to fit out their offices, as well as investors who want to renovate or refurbish their properties (shops, offices, hotels, bank agencies).

Tetris is the projects âturnkeyâ service arm of JLL; a financial and professional services firm specialising in real estate services and investment management. Our more than 95,000 people in more than 1,000 locations in 70 countries serve the local, regional and global real estate needs of those clients, growing our company in the process.
The individual Tetris country businesses have grown particularly strong business relationships with Corporate Solutions/Tenant Representation, Flex, Hotel, Retailer and landlord and investor clients; however many relationships/projects are âone-offâsâ and there is limited resource focused on gaining more market share within the EMEA region from these existing clients.
Additionally, with fee compression on transactional work, our EMEA JLL business partners are becoming more supportive of embracing and promoting Tetris services to their clients.
Tetris has grown substantially in the past 9 years and in 2020 delivered circa $ 700m in gross turnover. Given the impact on re-imagining assets, buildings and workplace(s) of the world, Tetris has an aggressive 2021 target now that Corporate Occupiers are beginning to determine how they will best use their workspaces in the future, and what needs to be done to make them future proof.
With the regionalisation of Tetris finalised, and Design Studio firmly within the Tetris businesses, we now wish to build on and leverage on individual/country successes with clients who operate in the EMEA region, as well as create a methodical BD/Sales strategy for targeting and growth in the EMEA region for 2021 and beyond.
Role / What this job involves
This role is focused on identifying and winning new Corporate (Tenant) and Investors work across Luxembourg. This role is fundamental to developing/delivering new and additional turnover growth to meet targets for 2022 and beyond.
The Business Developer will âownâ and be evaluated on the delivery of revenue targets, pipeline, use of sales tools (Salesforce), tactics, goals as measured by (e.g. revenue, new meetings, pitches), âfunnelâ evolution and all other elements of sales management.
Main Responsibilities
Create âliveâ connections with old client relationships and ânewâ relationships with target clients.
Identify and make warm and cold calls to generate business leads, and follow up calls to arrange meetings; optimise leads to grow pipeline, recording all activity on Salesforce.
Deliver pipeline of new wins and revenues as agreed.
Attend relevant industry conferences and network regularly as well as relevant JLL stakeholder events as appropriate.
Professionally respond and deal with pitches/tenders; interacting with the Bid Response team as appropriate.
Develop and evolve high quality presentations and pitch responses using bid support resources
Commit to use of all sales tools daily to track and monitor âsales funnelâ growth; own individual revenue forecasts
Liaise with the marketing team for support, as needed.
Monitor competition, conduct market analyses, and devise strategies for generating new customer acquisition.
Map existing Tetris client relationships created using Salesforce; JLL connections, Tetris Data Analyst - - and leverage optimal Tetris and/or JLL relationship holder. Create relevant plans to re-contact clients collaborating with local Tetris/JLL colleagues.
Identify and meet with key JLL stakeholders to explain/review Tetris services and value to clients. (e.g. TREP, Work Dynamics, Accounts, Markets, Workplace Consulting, Flex teammates).
Actively communicate and exchange information with other JLL skill lines/groups in order to optimise your market/client approach, and team-up to develop cross-selling opportunities. Use analytic tools to highlight opportunities (Tetris Data Analyst, as appropriate).
Sound like you? To apply you need to be / have:
Bachelorâs degree preferably in sales/business development or real estate/fit out/project management work.
Minimum 5 years experience with a good record of achieving sales targets in a competitive environment.
History of self-made Business Development achievements; pursuit of aggressive profitable sales growth.
Business acumen; good understanding of organisations, effective prospecting, opportunistic when needed, know how to reach decision-makers, get commitment and drive decisions to positive conclusion; master information about prospectâs business cycle and motives (developing, outsourcing etc) and prospects target budgets.
Proven commercial business analysis experience.
Experience and capacity to qualify prospects, proposals and tenders.
Experience of using sales-related databases like Salesforce.
Excellent personal presentation.
Ability to listen, question and challenge.
Proactive, accurate and highly reliable, take responsibility, initiative, drive, and enthusiasm.
Strong self-confidence, prompt recovery from rejection.
Excellent communication and written skills, strong interpersonal skills.
Excellent sales and negotiation skills, ability to influence key stakeholders, ease in dealing with top-level prospect executives.
Fluent in French and English.
