Cofix Global is a reputed company based in São Paulo, SP. We are looking for talented professional from the field of Apparel to join our team as Expansion Manager (sao Paulo, Br).
SUMMARY
The Expansion Manager serves as Cofix Globalâs in-country development expert and is responsible for the general supervision and coordination of location search and regional construction projects. The Expansion Manager will exercise location search, lease agreements management, oversight of construction activities in the field and ensure adherence to project parameters, budgetary limits, company brand standards, quality and construction requirements, and all applicable legal requirements.
DUTIES AND RESPONSIBILITIES
- Organization of real estate activities to ensure an adequate supply of successful store locations
- Lease agreements management and negotiation of terms and conditions with landlords
- Conduct thorough analysis of region, prepare market plan for location search
- Submit new locations for a review in accordance with Cofixâs standards and rules
- Create and execute project plans to build out storefronts in formats appropriate to the unique characteristics of the respective premises
- Identify and contact prospective contractors, subcontractors, and other service providers to fully understand their financial and support resources, format experience, and production capacity/speed
- Prepare and issue Requests for Proposals (RFP) and/or Invitations to Bid; review received bids and recommend selection of qualified contractors and/or service providers
- Secure written landlord approval of storefront design concept and required tenant improvements
- Procure all required permits and/or clearances from relevant municipal, local, city, or national authorities; periodically audit contractors for legal compliance with building codes, regulations, and ordinances
- Work with Country GM and other relevant staff to ensure timely and accurate completion of new location build outs and upgrades to existing facilities
- Monitor and evaluate performance of contractors, subcontractors, and other service providers; perform regular spot checks to assess progress, quality, and adherence to project parameters
- Manage multiple ongoing projects in an efficient and prioritized manner
- Conduct risk management assessments with respect to overall project, contractors, vendors, and other elements and undertake appropriate mitigation or escalation, as needed
- Monitor, in an ongoing fashion, project progress and quickly address any deviations from the project plan
- Prepare and implement controls to effectively manage project work stages, adherence to timelines, quality control, and cost containment
- Document, obtain approval for, and track all changes in project parameters. Provide detailed reports and notifications as appropriate and communicate project status to the Country GM, Global Head of Development, and other stakeholders
REQUIREMENTS
- Goal-oriented and proactive person, open-minded and ready for personal development, understands numeric data, IT-savvy
- Minimum of a bachelorâs degree or equivalent trade education, preferably in a project management and/or construction-related subject such as Project Management, Construction Management, Architectural Engineering, or Building Science
- Minimum of 2-3 years of experience in development (location search, project management, construction management). Experience of location search is a must
- Proven negotiation skills
- Knowledge of construction principles and techniques
- Proven organizational and project management skills
- Ability to read and interpret architectural/engineering plans, drawings, and sketches
- Familiarity with GIS platforms, Excel, PowerPoint and other MS Office applications
- Fluency in English and/or Russian is required.
